Environmental Site Assessments

BFEG environmental professionals conducting a Phase I Environmental Site Assessment at a commercial development site to evaluate environmental conditions and project risks.

Environmental due diligence is often the first step in understanding a property's environmental condition before acquisition, financing, or redevelopment. BFEG performs Phase I and Phase II Environmental Site Assessments (ESAs) in accordance with ASTM standards to identify Recognized Environmental Conditions (RECs) and, when warranted, coordinates Phase II investigations to further evaluate potential contamination.

Our Environmental Site Assessment services are  used for:

  • Commercial real estate transactions

  • Property acquisitions and redevelopment

  • Lender due diligence

  • Brownfield evaluations

  • Environmental risk assessments

Navigating Virginia's environmental permitting process can be complex, particularly for projects involving tidal waters, wetlands, piers, marinas, shoreline stabilization, and waterfront development. BFEG prepares and manages Joint Permit Applications (JPAs), coordinating with the Virginia Marine Resources Commission (VMRC), U.S. Army Corps of Engineers (USACE), and Virginia Department of Environmental Quality (DEQ) to help streamline permitting and regulatory approvals.

Our Virginia permitting services commonly include:

Stormwater Best Management Practices require ongoing inspections and maintenance to ensure compliance with local stormwater ordinances and permit requirements. BFEG performs comprehensive BMP inspections that evaluate structural integrity, sediment accumulation, vegetation health, drainage performance, and overall system functionality while providing the documentation necessary to support regulatory compliance.

Our BMP Inspection services commonly include:

  • Annual and recurring BMP inspections

  • Stormwater facility evaluations

  • Inspection reporting and documentation

  • Maintenance recommendations

  • Regulatory compliance support
